The more detailed version of our rental rules and regulations below will give you more information about our rental policies.
ACCOMMODATIONS -- Every home is privately owned and reflects the owners' individual tastes and requirements. Decor, style, furnishings, and appliances vary and may be changed without notice. Neither The Redwoods nor the owners shall be responsible for providing any additional furnishings or appliances not presently in the unit. Please do not remove furnishings or kitchen items to another home.
CANCELLATIONS -- If you need to cancel your reservation, your deposit will be refunded, less a $50 administrative fee, only if you notify us at least 30 days prior to arrival on your reservation. Once you are within the cancellation time frame, cabin changes and date changes (including dropping nights) are not allowed.
CHECK-IN & CHECK-OUT -- Check-in time is 4:00 pm or later. Late check-in arrangements can be made if you expect to arrive after office hours. Check-out time is 10:00 am; late check-outs may be charged a half-day rate.
CRIBS & HIGHCHAIRS -- Available at $10 per item per reservation, with advance notice.
DAMAGES -- Guests will be responsible for repair or replacement for damage or destruction of property caused during your stay.
DEPOSITS -- Reservations are secured by rental deposits paid by MC, VISA, DISC or cashier's check and must be received within 10 days after the reservation is made or immediately if the reservation is made within the cancellation period (30 days prior to the arrival date of your reservation). Deposits will be equal to 50% of total charges for the reservation. The remaining 50% is due upon check in. Reservations without timely deposits will be cancelled without notice.
DSL --Many homes are provided with DSL service. DSL service in smaller communities like Wawona is not as dependable as in larger metroplitan areas. We can not be responsible or make refunds for outages beyond our control.

FIREPLACES -- Most homes have fireplaces or woodburning stoves, and firewood is provided. We ask that you burn a fire only during those times you will be in the home to monitor and enjoy it. No fireplace or stove burning is allowed in June, July, August, or as conditions warrant.
FUTURE RESERVATIONS -- We will be glad to take your reservations for up to one year in advance in person or by telephone. Online reservations may be made 11 months in advance. If the property owner has reserved his own property, our guest service staff can assit you in finding another beautiful home.
HOUSEKEEPING & MAID SERVICE - All homes are cleaned between check-out and check-in. At check-out we ask that you wash your dishes and remove your trash to a nearby dumpster. If you would like maid service during your stay, notify our front desk in advance of your arrival. There is a charge for this service.
LAUNDRY - Coin-operated washers and dryers are available at The Redwoods office during office hours.
LINEN EXCHANGE -- Upon your arrival, beds will be made and bathroom linens provided for the number of expected guests. If during your stay you need more bed, bath, or kitchen linens, a linen exchange is available during office hours.
LOST & FOUND -- We make every effort to locate and return lost items, but cannot be responsible for lost things we don't find. If you leave something behind, we will return it COD plus a $10 handling fee.

MAINTENANCE & REFUNDS -- We make every effort to assure that appliances in your home are in operating condition, and ask you to report any problems as soon as they are discovered. Our on-site maintenance department will make every effort to correct the problem; however, at times we must wait for parts or outside service. Refunds will not be made for inconvenience due to mechanical failure of appliances.
MAXIMUM NUMBER OF PEOPLE -- Each home has a maximum occupancy limit, and rates are quoted based on the number of guests expected. All guests ages four and over are counted as chargeable guests. Any party falsely representing the number of people in the home or exceeding the number paid for may be subject to immediate eviction without refund.
OFFICE HOURS - 8:00 am to 8:00 pm Monday-Saturday; 8:00 am to 6:00 pm Sunday.
PETS -- Some of our homes welcome pets. Please specify your need for a pet unit when you make your reservation. There is a $15 charge per day per pet per reservation. We cannot allow pets in non-pet homes, so please don't bring your pet unless you hold a confirmed reservation in a pet unit.
Guests are expected to abide by Yosemite's pet regulations, which require that pets be leashed at all times and are not permitted on any park trails, with the exception of paved trails on the floor of Yosemite Valley. There is a kennel available in Yosemite Valley. In Wawona, you will be able to enjoy walking your leashed pet on paved community roads, and we can direct you to hiking trails in the adjacent Sierra National Forest where you can hike with your leashed pet.
Our pet "house rules" include:
- Brings something for your pet to sleep on; their favorite blanket, towel, or bed.
- Pets are not allowed on furniture. Please don't let pets "rub" against furniture.
- Wet animals are not allowed in homes. If your pet took a swim in the river, please wash off sand and spend time outside with your pet until dry.
- Remember your pet is in a strange home. Don't leave unattended for long periods of time. Don't make it difficult for him to abide by his "housebreaking" training. Don't leave unattended at all if your pet barks, chews, etc. when left alone.
- Your neighbor is on vacation too, and treasures the peacefulness of Yosemite. You will be held responsible for any damage done by your pet, and may be asked to vacate immediately if these guidelines are not followed.

QUIET TIME -- 10:00 pm to 7:00 am. Please respect these hours so everyone can enjoy their time here.
RATES - Rate charges are based on two chargeable guests per bedroom. Most homes have bedding that can accommodate more than two guests per bedroom, and extra charges will apply if the total number of chargeable guests exceeds two per bedroom.
RESERVATION FEE -- A $50 reservation processing fee is charged on each reservation.
SUBSTITUTION OF UNIT -- We reserve the right to substitute comparable accommodations without notice or liability should your assigned home be out of order.
WEATHER & WINTER CONDITIONS -- Yosemite experiences all four seasons, which brings occasional stormy weather and power outages. Winter driving conditions can exist from November to April, and you are required to carry tire chains (even with 4-wheel/all wheel drive vehicles) during those months. There will be no refunds due to inclement weather or power outages.
WHAT'S PROVIDED -- Every home features a fully- equipped kitchen including microwave, coffeemaker, toaster, housewares and dish soap; bed linens and blankets; bath towels, toilet paper and bath soap; and deck with barbecue. Do not forget groceries, condiments, spices, foil, paper items, flashlights, and charcoal.
